Phase II, III: Recommended when concerns arise over potential environmental contamination in the Phase I ESA. This involves testing and evaluating contamination through sampling, followed by a meeting to discuss findings and recommendations with the client. A Phase III ESA is conducted when soil or groundwater contamination is found above state action levels, and it aims to determine the extent of affected soil and/or groundwater on the subject property.

Our team can assess the extent of contamination, design effective remediation plans, and oversee remediation efforts to ensure successful outcomes. Indoor air quality is often overlooked in the design and construction phase of a building's life cycle, and issues usually arise only after occupants complain about poor ventilation or other related problems. Such issues occur more often in areas with poor outdoor air quality, necessitating frequent ventilation and contaminant removal. To prevent these problems, we offer indoor air quality and moisture assessments. We also provide microbial assessments and remediation protocols for cases where moisture damage has led to microbial growth.

We provide analysis of building elements or entire building systems. Our standard Property Condition Assessment (PCA) services cover a comprehensive review of site and grounds, pavement, structural and exterior systems, interior building components, mechanical systems, safety, and code compliance, and ADA accessibility compliance.

To identify potential environmental concerns (RECs) related to past or current uses of a property or surrounding areas, research includes reviewing historical documents such as aerial photographs, Sanborn maps, city directories, and government archives for permits and regulatory action. The process also involves examining county parcel information, FEMA and oil and gas maps, and previous environmental reports.
